Construction permits filed for 123 Eames Place

Permits for a new three-story mixed-use apartment building were filed Feb. 10 at 123 Eames Place, a 2,125-square-foot corner lot in Kingsbridge Heights. The proposed building will contain seven apartments and an ambulatory health facility on the first floor, according to designs drawn up by Thomas Tung of National Design Corp.

Demolition permits were issued in November for a two-story frame house built in 1899 and detached garage on the site.

The three-bedroom home survived the 20th century as multi-family apartment buildings rose around it. The property lies at the corner of Eames Place and Claflin Avenue on a block containing a mix of six-story multi-family walk-up apartment buildings and one- and two-family homes.

It’s three blocks south of the Jerome Park Reservoir and Lehman College and a short walk to the Kingsbridge Armory and the Kingsbridge Road station on the No. 4 train on Jerome Avenue.

The development falls within a medium-density zoning district mapped in much of Kingsbridge as well as other neighborhoods with a diverse range of building types like Crown Heights and Brighton Beach, Brooklyn.

Gil Broitman is listed as the owner in the permit applications.

Along with Sameer Batra, Broitman is a co-founder of Brooklyn Grid, a real estate investment company formed in 2014 with residential and mixed-use properties in the outer boroughs of New York City as well as Jersey City and Newark.

According to its website, Brooklyn Grid has close to 300 units in the pipeline.

The firm further describes itself thus: “Our primary strategy and main focus is holding assets long term for appreciation and cash-flow. Aside from what we have sold, we currently hold over 100 completed and occupied units, rounding out our investment cycle and held over time for stable passive income and appreciation regardless of short-term market fluctuations.”

Pedro Machuca sold 123 Eames Pllace for $575,000 in February 2022 to GS 2711 Claflin BX, an LLC with an office at 1216 Olmstead Ave., Unit A in Parkchester, Bronx. Sameer Batra signed the title.

It was on the market for 116 days.
