Food Universe property sells

The building currently home to a Food Universe supermarket in Kingsbridge has a new owner.

Who that owner is remains a bit of a mystery. But the 184 Holdings limited liability corporation that shelled over $3.1 million for the site is using an Inwood apartment as its business address.

The 184 W. 231st St., property was sold by Eleni Properties in Syosett, which first purchased the property in 1990 through its chief executive, John Narlis, for $225,000, according to city property records.

Signing the deed on behalf of the buyer is Raylin Fabre. Someone with a similar name owns trademarks associated with a Manhattan recording studio called FLK Music, and also with a Japanese-Caribbean restaurant in Inwood known as Sushi Mambo.

Located just east of Broadway right off the Major Deegan Expressway, this particular stretch of retail space has undergone some significant changes recently with the closure of a Rainbow clothing store, and the pending opening of a Chipotle restaurant where 7 Star Home Furniture was once located.

The location was once home to Blockbuster Video. When that closed down, the space converted to a Pioneer grocery store, and then later a Bravo market, before becoming Food Universe.

 

Kingsbridge Lutheran church site bought

Not even divine intervention can stop the impending demolition of the Bailey Avenue buildings that once served as the home of Kingsbridge Evangelical Lutheran Church.

The Metropolitan New York Synod of the Evangelical Lutheran Church of America has sold both the church building at 3128 Bailey Ave., and neighboring properties for $1.7 million, according to city property records.

The deal closed Dec. 2, transferring the property to a limited liability corporation known only as 3130 Bailey. Its corporate address — 100 Beard St., in Brooklyn — is also the corporate address for Countywide Builders, which boasts a portfolio of 18 properties across the city, according to its website. That includes a 41-unit, seven-floor apartment building it constructed in Mott Haven on property purchased in 2016 by an LLC located on Brooklyn’s Avenue M for $2.3 million.

The purchase price for the Kingsbridge Lutheran site appears to be a bit more than the reported $1.175 million listing price last July. The synod filed the initial demolition permits around that time, but it appears Countywide is following through with the efforts. No other construction plans have been filed, according to the city’s buildings department online database.

The synod’s closing of the church met with some resistance from some of its parishioners.

Former church president John Linins and its now-late pastor, Lloyd Berg, challenged the synod’s authority to sell the property in court, only to have a judge rule against them.

 

Apartment building sells for $15M

A century-old apartment building at West 230th Street and Bailey Avenue has changed hands for the first time in nearly 35 years.

A limited liability corporation owned by Yonkers-based Denali Management Inc., acquired the six-story apartment building at 147 W. 230th St., for $15 million, according to city property records. K.S. Realty, the seller, originally purchased the building in 1987 through its owner, Steve Klein.

Little is known about Denali Management, except that it’s a new company incorporated this past March. Its corporate website provides no details about the company, except providing a portal for tenants to make rent payments. It’s not clear if the company is associated with Denali Property Management in Chester, New Jersey. But both companies have distinctly different logos.

Despite its newness, Denali bought a 48-unit apartment building in the Upper West Side for $17 million, according to The Real Deal.
